Selling a house is a very difficult job. You want to sell your home as quickly as possible and at its full value. You must also be aware of state & federal laws and how they affect your sale.

This involves a lot of time, effort, and patience, as well as specialized skills and knowledge. That is why most people turn to a Real Estate Agent for help.

When you sell your home, I am employed by you to perform a specific fiduciary duty - to sell your home at the best possible market value.  However, I consider this relationship a "partnership" where your input is both important and necessary. A partnership where we consult each other often -  you will learn from my experience but in turn, your knowledge of the property is invaluable to me. I will provide you with a no-cost analysis of the market in your area and together we will determine the correct list price for your home. Under a contractual agreement, I will actively market your home.  When your home sells, I then receive a previously agreed upon commission or fee for my services.    

In an agent/client relationship, I will guide you throughout the real estate transaction, providing information on such issues as pricing your home, which purchase offers are fair, and how to structure a purchase contract to your advantage.  My job doesn't end there.  I will explain how I work as a liaison between all of the parties - the buyer's agent, the mortgage broker, and the title company - to bring your sales transaction to a successful close. It is my goal as your Real Estate Agent to help you sell your home with minimum delay and to help you realize every dollar of it's worth.

While owing fairness and honesty to the buyer and the buyer's agent, I work exclusively for you as the listing agent.  It is extremely important and in your best interest to have your own agent representation. In the case of my finding the buyer, with your approval I am able to represent both parties.  In a legal document called "Agency", disclosure is fully made as to the intricacies of this situation. 

Today, however, many home buyers use a buyer's agent – a specialized Real Estate Agent who is the home buyer's client and works for the interests of the buyer.
